About us

These 44 years of uninterrupted service have been part of a vital process, primarily, aesthetic – where individual and collective needs, forms of manifestation and deep motivations embodied in an innovative mentality to forge a new Ecuador have come together. Uribe & Schwarzkopf, as a construction firm, is proud of its achievements in the fields of promotion, planning, construction and sale of houses, apartments, commercial offices as well as buildings of social interest in various sectors of the capital of the Republic. This graphic recovery that is now shared with the Ecuadorian community is expressed not so much in the construction itself, but in the human beings who inhabit, frequent, use them and continue filling them with life. Throughout these pages you’ll see a diverse range of human creations, nonetheless, their distribution is not arbitrary. Behind every building, every apartment, every housing project, there is a vital concept, a spatial approach, a character, a purpose and a reason for which they were born to enrich the human space and improve the horizon of the city. Proeco Living

Aware of the environmental issue, Uribe & Schwarzkopf has developed a pro-ecology concept:
    • Volumetric design which provides enough shade to minimize solar impact on users.
    • Building equipped with light and movement sensors with the corresponding greater energy efficiency.
    • Green terraces in the surface of outside areas, reducing the heat islands effect of large cities, thus minimizing the construction’s impact.
    • Thermal isolation, vegetal covers obstruct, filter and reflect solar radiation, fighting the heat in sunny days and maintaining heat in the winter.
These also act as acoustic screens and provide noise protection.

Trajectory

1973 - 1977

The early seventies was a period of significant political and economic changes, not only in Ecuador but throughout Latin America. In our country, the gravitation of these changes was greater by an event of considerable importance: the exploitation of oil. Ecuador’s growth was evident and it allowed the transformation of the economic model, on the basis of new revenues from the emerging oil industry. This resulted in a dynamic process of public and private investment, and one of the benefited areas of it, was construction. Quito improved its appearance. In the northern part and other districts of the city housing complexes, citadels, overpasses and transit facilities such as debottlenecking ways and highways were built, which helped organize and beautify the city. Uribe & Schwarzkopf cooperated in these endeavors -which, back then, tried to offer an alternative to turn Quito in a “city to live” – by planning and constructing apartment buildings, dwelling houses and housing solutions with a modern and functional style, both in the urban area and in the surrounding valleys.

1978 - 1982

The beginning of this period contributed to building trust in the private sector and allowed it to participate in major national projects. In the field of construction Quito continued its vigorous growth both, vertically and horizontally, towards actually becoming the “Light of America”.Internal migration caused and increase in the population and, with this,certain problems worsened. Nevertheless, Quito gradually became a beautiful metropolis, with its own character given by its noble origin. This gave the UNESCO enough reasons to declare it as the first “Cultural Heritage of Humanity”. Uribe & Schwarzkopf company, according to its policies, strengthened its projects by promoting, planning, constructing and selling apartments, shops, suites and townhouses. 1983 - 1987

Modernity had some associated factors in Ecuador: the general secularization of customs, the gradual incorporation of women in the production process, the impact of the media, the rise of agro-export model supplemented with oil and the phenomenon of urbanization -in this period Ecuador became an urban country-, among others. Urbanization tranformed big cities into poles of development, that is to say in shafts through which changes in the citizens behavior related to family structure, use of spaces, workplace and use of leisure time were promoted. Uribe & Schwarzkopf company bet in favor of a modern and human urbanization, at the service of the creation of new scenarios for life. It planned and built seismic retrofit houses, apartments, offices and shopping malls with concepts harmoniously combining the needs of its citizens and the requirements of the environment and community services. The promotion and development of this type of urban planning meant a lot of work, including the incorporation of new technologies, strategic management and clear policies to satisfy the tastes of an ever demanding market.

1988 - 1992

Quito’s architecture laid its foundations on new paradigms. The natural landscape provided extraordinary environments for creating spaces, constructive models and styles that would set a way of seeing and making a different kind of urban planning. Without fanfare, Uribe & Schwarzkopf continued its consolidation process with effective leadership, which stated in it results their comparative and competitive advantage. Its already numerous works in the capital’s horizon are innovative, simple proposals -which in several ocassions break the mold- with high social content. A great responsibility and a new capacity to offer alternatives in the fields of engineering, architecture and urbanism in Ecuador and other countries start coming into view. Uribe & Schwarzkopf, a company opened to change, depicted a variety of strategies that generated new values and choices in the construction industry, following the amazing urban development in Quito. And, of course, it generated jobs for many Ecuadorians and multiple opportunities for suppliers of materials and construction-related services.

1993 - 1997

On the threshold of the society of knowledge, the growing technological and entrepreneurial skills allowed Uribe & Schwarzkopf to offer creational dynamics of significant impact on users and customers. There was a need for innovation, production, competition and creation of high quality construction solutions by means of “smart” structures that would allow the emergence of services with new meanings and senses, according to the socio-economic sectors and competitiveness, and a strong IT support. Apartments and dwelling houses oriented towards the welfare of families, and offices and shops designed to boost production and productivity are actually original solutions that integrate ideas and concepts that tend to meet current needs and to prepare us for the future. Uribe & Schwarzkopf has made significant efforts to address these challenges. Its objectives have been achieved thanks to a segmented demand expecting creative responses where efficiency is not a declarative word, but an essential value of the mission of the company. In this perspective, the social sensitivity of Uribe & Schwarzkopf has been consistent with its ongoing quest for excellence, the proper use of technology and leadership in the complex world of construction.

1998 - 2001

The end of the 20th century and the beginning of the 21st century meant for humanity a time of substantial changes in the fields of politics, science, arts, economics and culture. In an era of globalization the human society achieved new scientific discoveries, especially in the fields of biotechnology- i.e. the human genome-, and the progress of nations through trade liberalization. But economic growth evolved into other serious problems such as global warming and its consequences, the spread of AIDS and social inequity, sources of intolerance and violence. Latin America grew, but not enough to influence the causes of conflict. In our country, there was the biggest political crisis in its history, which came together with the banking crisis that led to the dollarization that continues up until nowadays. But political and economic instability in Ecuador strengthen the faith in the country and in those democratic institutions affected by the permanent blockages. Private companies emerged, and among them Uribe & Schwarzkopf, to foster confidence, employment and growth potential. In the construction field, Uribe & Schwarzkopf persisted in its efforts and found exciting opportunities for the production of goods and services in the crisis. And so, new urban projects that embellished Ecuador arose with the help of new technologies and financing systems that encouraged savings, liquidity and the joint search for solutions. A reliable private sector invigorated the economy, and Uribe & Schwarzkopf became a visible referent of a larger project: the construction of the Third Millennium Ecuador.

2007 - 2011

During these five years, for the country as well as for Uribe & Schwarzkopf the promotion of the construction sector has been of great significance. This promotion has been favored by the consumerist boom that has characterized the economic agents in recent years, being real estate products those of their preference due to liquidity, rather than saving in banks. Moreover, social benefits, as those provided by the Biess, have allowed several Ecuadorian families to fulfill the dream of having their own dwelling house. Within our large portfolio of projects we can highlight the Urban Plaza, a building delivered to society as a new icon in the area of the Plaza Artigas; which was also awarded the Gold Medal at the Miami Beach Biennale in 2009. During these 38 years of experience, it has been a great pleasure for Uribe & Schwarzkopf to continue contributing to the beautification of the city with the construction of new and intelligent buildings that meet the needs. In December 2010 the construction of Paseo San Francisco began, a new concept of shopping arcade, education and entertainment, a project with wide spaces for culture. And certainly, the airport relocation to Tababela for the year 2012 will mark a new direction for construction, allowing further vertical growth of the city.

2011 - 2015

For Uribe & Schwarzkopf, these five years have been filled with much learning and evolution since, being currently aware of environmental issues, we try to create a culture of sustainability in construction, and for this we have developed the “Pro Eco Living” concept. By means of volumetry, which provides measurements for having enough shade to minimize the solar impact on the user, buildings equipped with light and motion sensors, which provide higher performance to energy efficiency, green terraces on the surface of the exterior spaces to reduce the heat island effect of large cities, thereby minimizing the impact of construction, among others were created. We gave the city projects like Catalina Parc and Bristol Parc located on Catalina Aldaz St., a new development area of the city; Villa Isidora in Cumbayá, Martiniqa, Replica rolex, and Cosmopolitan Parc. This last one is a unique building with a panoramic pool that gives a privileged view of La Carolina Park, in addition, this building has a green terrace and different social areas: Spa, Gym, Kids Club, Cinema, BBQ area, Games room, etc., thereby, it improves the quality of life of those living in Cosmopolitan Parc and contributes to the beautification of the city. Moreover, we began building Sorelina, He Parc, La Recoleta, a project located on Catalina Aldaz St., Gaia, a new creative project due to its organic and cutting-edge design, and Metropolitan, located on the Boulevard of Naciones Unidas Av. and definitely the most important office project of the sector being quality and style are its main attributes. Metropolitan is 18 stories high and it has 6 underground levels. here you can find large windows for the best view and a spectacular atrium that generates natural light to all floors, without any doubt it will be a new icon in the sector.
